Installation of scaffold completed
We completely removed roof. It's what we normally do while doing loft extension. Usually (not always) old roof structure got bend in a middle or some timber is rotten and its not worth keeping it. You would get much better finish if you can take it all off and start again. ts always cheaper to get things right in a first place and its what we do.

Getting in new roof rafters.
According to the drawings we got 2 Velux windows at the front (big one for master bedroom and smaller one for E/S) and 3 Veluxe at the back in a dormer.
You can see 2 top beams that holds dormer structure. Beams bolted with a timber both ends it's called "sandwich".
This insulation prevent heat loss through drafts and air leakage, reflect natural radiation, are impervious to water droplets, and, through the use of layers of foam and wadding, contain the effects of conduction within the insulation itself. Composition: 19 Layers 8 of which are Reflective Films ... 2 tear-resistant reinforced reflective metallic films 6 internal reflective films 3 layers of soft, flexible wadding 8 layers of closed cell foam
Also we provided and installed 3 velux windows at the back.
On this picture you can see our loft extension and also side return after scaffold removed.
In loft we manged to get decent size bedroom with E/S also we left some place for storage in a attic.
You can see underfloor heating controls.
In a loft we managed to fit in En-suite with decent size shower, basin, toilet, heated mirror. Velux in a ceiling gives enough natural light.
Vanity unit are great solution for bathrooms when it comes to cleaning. You always can mop all floor and all corners.
This particular loft extension was done for developer in Hammersmith. Loft was just a part of big upgrade project. We done a loft, side return, fitted in 3 bathrooms, new boiler and Mega Flow, created extra space for ground floor toilet, we fitted in new kitchen, tiled floor, we done under floor heating in each room, we plastered and decorated each room in a house, also we changed all windows, doors, upgraded back and front garden.
After building work was completed (it took 4 month) house price raised from ?500k (3 bedroom 1 bathroom) to ?900k(4 bedrooms 3 bathrooms). House was sold in less than 3 month afterwards. Our customers goals were achieved.
